Selling
What's my home worth?
Online estimates average the neighborhood. I start with your house: what's been done, what hasn't, and the few recent sales that truly compare. Then I give you my number, and why.
- My own number from real comps, not an automated estimate.
- A range, what would move it up, and what isn't worth spending on.
- No cost, and no obligation to list.

How I get to the number
Three steps, no algorithm.
- 01
The house
Tell me the address and what's changed since you bought it. Photos and a call are enough to start; a walk-through tightens the number.
- 02
The comps
I pull the closed sales that really compare, plus what's under contract and what's sitting unsold, and adjust for the differences buyers actually pay for.
- 03
Your number
A price range in plain language: where I'd list it, what would move it up, and what prep would pay for itself and what wouldn't.
Sellers on the price
What sellers said about the number.
“Honestly I did shop around a bit to explore options and was a bit apprehensive as Praveen planned a list price that was notably higher than the other agents suggested. … In the end, we stuck with him and he delivered -- in fact, got multiple offers quickly and the home sold for slightly ABOVE that asking price.”
“He did not ask me to lower the price as others do. In fact he raised the price and we got what we asked for.”
“For our first meeting together, Praveen had done an analysis of our neighborhood. … We ended up getting an offer in 8 days and for the FULL asking price!!!”
“He came to us with the knowledge of the real estate market in our area.”
