This is our second time working with Praveen Mathew on a real estate transaction, and once again, he exceeded our expectations. Two years ago, my wife and I were first-time homebuyers searching for a house in Glenview, the suburb we wanted to call home. The best! We set out to buy a home in the midst of a sellers market. We had some very specific needs/wants with our new home, though our budget had it's own set of specifics... Praveen helped walk us through the process and made it easy. From looking at properties quickly & easily on our phone to making appointments quickly and easily. He provided highly qualified recommendations for attorneys, mortgage brokers and even inspectors. His suggestions and recommendations were always solid. Praveen is a first class real estate agent! Praveen recently helped my family secure our home in Arlington Heights, IL. What was unique about our transaction is my family and I were moving to Arlington Heights from another state. Before starting our home search our #1 goal was to close on a home upon arrival in order to minimize my family's time in any temporary housing. To achieve this would mean we would have to begin our home search months in advance and would have to conduct the home search virtually. Knowing this Praveen was very empathetic and patient to meet our home searching demands. With an offer in hand with the seller Praveen still managed to negotiate that the offer be updated with a desired 120 day close in order to meet our inter-state moving timeline. Praveen knew the owners were motivated to sell and as a result they agreed to the 120 day close. The home also appraised over the contracted price, which substantiated Praveen's assumption that the home was listed under value. Instant equity, got to love it! The purchase of the home seriously could not have gone any better. This was no doubt due to Praveen being empathetic to our situation of having to buy while being in another state and operating as an honest broker on our behalf. I can't speak highly enough of my experience with Praveen. I was first-time homebuyers with very little knowledge about how to find the right place. Praveen is honest and hands-on, and he really helped to take the pressure off of me. I never felt forced to make an offer and when I finally found the "one" and ended up in a bidding war. Praveen helped us with both buying a new home in Irving Park, and also selling our condo in Lincoln Square. Let me break that down separately: Buying: You can tell right off the bat that Praveen is a master negotiator. He has a radiant smile on his face, but don't think that resembles his negotiation style - he will get what he wants. We agreed on the price which was MUCH lower than the initial asking price... and also negotiated to give us free furniture to top things off. He updated us throughout the process, made sound recommendations, and above all, he walks the talk. Selling: He has a unique ability to "smell" the market, through both data and intuition. Once he sensed that beating the post-Super Bowl crowd was the way to go for this particular situation, he helped us get mobilized fast. He recommended certain touch-ups and work that'll enhance the property, as well as staging company that'll further let the property shine. The day we put the place on the market, the number of hits we got were crazy high, and a few days later, we received a full-price offer. You can't make this up - almost as if Praveen has a bullet-proof playbook that gets us what we need. Finding a house isn't an easy task but Praveen made it a lot easier of a process. After dealing with my g/f and I (buying our first house) looking at countless houses which we found online based off of his filters he set up for us, we finally found the one.
